The Sharon at SouthPark is a transformative expansion of one of Charlotte's premier senior living communities. As part of a phased campus redevelopment strategy, the project was developed to expand wellness, residential, and community-focused amenities while supporting the continued growth of The Sharon's independent living, assisted living, and skilled nursing programs.

The development consists of a six-story Center for Vibrant Living (CVL) featuring health and fitness amenities, gathering spaces, back-of-house functions, and a rooftop terrace, together with an adjacent mixed-use residential building containing 64 independent living apartments, community spaces, retail, dining, and office areas. The buildings are connected to the existing North Tower Apartments via an elevated pedestrian bridge and are supported by a two-level underground parking garage with approximately 170 parking spaces. The overall development encompasses approximately 403,000 GSF and utilizes Type IB post-tensioned concrete construction throughout.

KLINE served as the Structural Engineer of Record (EOR) for the development, providing complete structural engineering services for the Center for Vibrant Living, residential building, underground parking garage, and associated structural elements.

KLINE's scope included the design of foundations, post-tensioned concrete slabs, columns, shear walls, stairs, elevator cores, retaining walls, garage ramps, roof structures, bridge foundations and connections, transformer and generator enclosures, and other supporting structural systems. The project incorporates a sophisticated structural system consisting of cast-in-place, post-tensioned concrete flat plates, reinforced-concrete columns, shear walls, and moment frames to efficiently support both gravity and lateral loads.

KLINE also provided construction administration services, including review of RFIs, submittals, delegated designs, post-tensioning records, special inspection reports, and site observations throughout construction.
