The Sharon at SouthPark is a transformative expansion of one of Charlotte's premier senior living communities. As part of a phased campus redevelopment strategy, the project was developed to expand wellness, residential, and community-focused amenities while supporting the continued growth of The Sharon's independent living, assisted living, and skilled nursing programs.

The development consists of a six-story Center for Vibrant Living (CVL) featuring health and fitness amenities, gathering spaces, back-of-house functions, and a rooftop terrace, together with an adjacent mixed-use residential building containing 64 independent living apartments, community spaces, retail, dining, and office areas. The buildings are connected to the existing North Tower Apartments via an elevated pedestrian bridge and are supported by a two-level underground parking garage with approximately 170 parking spaces. The overall development encompasses approximately 403,000 GSF and utilizes Type IB post-tensioned concrete construction throughout.

KLINE served as the Structural Engineer of Record (EOR), providing complete structural engineering services from concept through construction administration for the Center for Vibrant Living, a mixed-use residential building, an underground parking garage, and associated structural systems.

Our scope included the design of the building foundations, post-tensioned floor systems, columns, shear walls, retaining walls, elevator cores, garage ramps, bridge connections, and other primary structural elements required to support the development.

During preconstruction, KLINE collaborated with the contractor to perform a comprehensive value engineering study of the structural system. Rather than implementing isolated design revisions, the team re-evaluated the foundation system, framing strategy, and construction sequencing to improve constructability while maintaining the project's structural performance.

The resulting redesign simplified construction, eliminated the need for aggregate geopier soil improvement, optimized the structural system, and reduced both construction costs and schedule without compromising long-term durability or safety.

Value Engineering (VE)

One of the most significant achievements on this project occurred during preconstruction, when KLINE worked collaboratively with the contractor to evaluate opportunities for improving constructability and project efficiency.

The study ultimately resulted in several major enhancements to the structural system, including:

  • Replacement of isolated footings and geopier soil improvement with a post-tensioned hydrostatic mat foundation

  • Improved construction sequencing by modifying the basement framing system

  • Reduced excavation and foundation quantities

  • Improved groundwater uplift resistance

  • Lower construction costs and shorter schedule

This collaborative redesign demonstrates how value engineering can improve both project performance and constructability while maintaining the original design intent.
