Wolfman served as the Structural Engineer of Record for Kensington Manor Senior Housing, a thoughtfully designed community for independent seniors in the heart of Montgomery County. Situated on a 0.7-acre site at 3906 Knowles Avenue, the building is just steps away from shopping, transit, healthcare services, and neighborhood amenities, including Rock Creek Park and the Kensington MARC Rail Station.

This five-story senior housing development includes 94 one- and two-bedroom apartments designed to support aging in place. Approximately 90% of the units are reserved for households earning less than 60% of the Area Median Income (AMI), providing affordable, market-quality housing for residents aged 62 and over. The structure steps down from six to five stories to complement the surrounding context, from a neighboring seven-story building on the east to a three-story structure on the west, creating a smooth urban transition along Knowles Avenue.

• A total of 132,000 GSF wrapped around an open-air central courtyard

• One level of underground parking with 47–62 parking spaces and a dedicated loading area.

• Community amenities include a multi-use room with a warming kitchen, wellness center, library, activity rooms, exercise room, roof deck, laundry room, and management offices.

• High-efficiency mechanical systems, Energy Star appliances, and low-VOC interior finishes

Wolfman provided full structural engineering services for the development, including Structural design of a five-story wood-frame building supported on two concrete podium levels, accommodating both residential and underground parking areas. Engineering for 132,000 square feet of total building area, including garage and amenity spaces.
