PROJECT DESCRIPTION:

Wolfman served as the Structural Engineer of Record for Homes at Oxon Hill, a transformative redevelopment project located on the border of Prince George’s County, MD, and Washington, D.C. This new mixed-use senior housing development replaces a previously developed site and introduces a vibrant, service-rich living environment for residents aged 62 and older.

The five-story, elevator-served building includes 160 senior apartment units, offering a mix of one- and two-bedroom layouts. The community is part of the Low-Income Housing Tax Credit (LIHTC) Program, with units reserved for residents earning at or below 60% of the Area Median Income (AMI), as well as market-rate options. Retail and commercial space lines Southern Avenue, enhancing the neighborhood's walkability and access to amenities.

Structurally, the building features a multi-wing, four-story wood-frame design supported by a concrete podium slab. A below-grade parking garage is located at one end of the structure, while the other end features a concrete podium supporting expansive community and commercial spaces. The superstructure uses Type III-B wood framing clad in a combination of brick and cement board siding to meet code and design requirements.

Wolfman provided comprehensive structural engineering services, including schematic and structural design, podium slab detailing, foundation engineering, and construction administration. The redevelopment site totals approximately 4.25 acres, with impervious area increasing from 1.90 acres to 2.59 acres, qualifying the project under local redevelopment standards.

Homes at Oxon Hill marks Homes for America’s first project in Prince George’s County and sets a benchmark for quality, affordability, and thoughtful reuse of urban land.
