Seaway Villas – Façade Preservation and Relocation

PROJECT DESCRIPTION:
KLINE was proud to support the preservation and integration of the historic Seaway Villas into the new Four Seasons Surf Club Residences expansion, an iconic, $200 million oceanfront development in Surfside, Florida.
Originally constructed in 1936, Seaway Villas was Surfside’s first beachfront apartment house and was designated a historic landmark in 2014 by Miami-Dade County. The 3-story Mediterranean Revival-style masonry building, known as the Historic West Building, was carefully preserved and temporarily relocated to make way for the development’s new 11-story luxury tower, underground parking garage, restaurant, and hotel.
Project Highlights:
Façade Preservation: The original load-bearing CMU shell and Mediterranean-inspired façade were braced and maintained throughout the relocation.
Temporary Relocation: The entire historic structure was moved ~120 feet south to a staging area to allow construction of new pile-supported foundations and a one-story basement-level garage.
Final Repositioning: Once Level 1 and the subgrade garage were complete, the building was relocated ~13 feet east of its original footprint to its permanent position atop the new garage.
Hybrid Structural Slabs: The new structural floor system for the historic building was designed using a hybrid approach—post-tensioned concrete in the east-west direction and conventionally reinforced concrete in the north-south direction—to accommodate architectural constraints and preserve the original façade geometry.
KLINE was engaged under a design-build partnership with Structural Builders & Restoration (SBR) to engineer the building shell stabilization and temporary relocation. Our scope also included delegated design services for the permanent elevated slabs beneath the preserved structure.
This complex effort showcases our ability to blend modern construction techniques with the delicate demands of historic preservation, ensuring that this 20th-century landmark remains a proud part of Surfside’s evolving skyline.
