PROJECT DESCRIPTION:
Located in the heart of Charlotte’s historic Dilworth neighborhood, the 1701 East Blvd Apartments is a high-end multifamily and mixed-use development featuring two residential towers—5 and 7 stories respectively—situated above a 3-level below-grade parking garage with capacity for 399 vehicles. The project includes 302 luxury apartment units and integrated retail spaces, delivering a vibrant urban lifestyle within a thoughtfully engineered structure.
To support the architectural and programmatic demands of this 563,996-square-foot project, KLINE was brought on by the concrete contractor to provide specialized post-tensioned concrete design services for the full vertical stack of elevated slabs. The building is constructed entirely using a post-tensioned cast-in-place concrete system, maximizing structural efficiency, minimizing material use, and enabling larger spans for open layouts.

Design of Unbonded PT Systems at levels P2, P1, Courtyard, 2nd, 3rd, 4th, 6th, 7th, and Roof
Two-Way Post-Tensioned Slab Design, reducing slab thickness and overall structural weight
Transfer Beams and Framing for Pool Deck on Level 2, supporting dynamic amenity loads
Crack Control Measures, including restraint detailing and the use of PS=0 dowel systems
Full Structural Framing Plans for elevated PT slabs, addressing vertical and lateral demands
