Developed as part of the city's ongoing downtown revitalization efforts, the seven-story project features 200 multifamily residential units, including 19 affordable housing units, above a post-tensioned concrete podium with ground-floor retail, restaurant, and amenity spaces. Located adjacent to the South Norwalk Train Station, the development also includes a 295-space structured parking garage, with dedicated commuter parking to support the surrounding transit network and enhance walkability within the district.

KLINE serves as the Structural Engineer of Record (EOR), providing complete structural engineering services for the entire development. The project combines cast-in-place post-tensioned concrete construction for the podium and parking levels with wood-framed residential construction above, creating an efficient and economical hybrid structural system.

KLINE's scope includes the design of foundations, retaining walls, slab-on-grade systems, post-tensioned podium and parking structures, wood framing, concrete stairs and elevator cores, roof framing, a Level 3 courtyard pool structure, and the complete gravity and lateral force-resisting systems.

The project highlights KLINE's expertise in integrating multiple structural systems within a large-scale urban mixed-use development while supporting architectural flexibility, construction efficiency, and long-term durability.
