PROJECT DESCRIPTION:

KLINE provides full structural design services for the 15 Chestnut Street project, a new seven-story, mixed-use development located in the heart of South Norwalk. The project includes 200 multifamily residential units constructed above a post-tensioned concrete podium, with commercial and amenity spaces integrated throughout. The total gross building area spans approximately 385,000 square feet from grade to roof, with Building A comprising 247,640 square feet. This structure comprises 200 residential units, including 19 designated as affordable housing, as well as 13,715 square feet of ground-level retail and restaurant space.

As part of Norwalk’s broader transit-oriented development initiative, the project is strategically situated adjacent to the South Norwalk Train Station. It features a structured parking garage with 295 spaces, 60 of which are reserved for public commuter use.

Project Highlights:

KLINE serves as the Engineer of Record (EOR), responsible for the full structural design of the development. This includes both the wood-framed residential levels and the post-tensioned cast-in-place concrete podium and parking structure. The building is designed to meet all applicable code requirements while ensuring long-term performance, durability, and safety.

KLINE’s scope includes the structural design of:

  • Post-tensioned concrete podium and parking levels

  • Building foundations and concrete retaining walls

  • Slab-on-grade systems within the building footprint

  • Wood framing for all residential floors

  • Concrete stairs and elevator cores, and pits

  • Roof framing and parapet walls

  • Concrete framing for a Level 3 courtyard pool

  • Lateral and gravity load-resisting systems

This project represents a key phase in Spinnaker’s ongoing efforts to revitalize South Norwalk, combining housing, transit access, public space, and neighborhood-serving retail into a dynamic urban infill development.
