The 83-room TownePlace Suites by Marriot at 39 Elm Street is a 5-story, extended-stay hotel located in the northern part of downtown Asheville, NC. The concept of this 45,000-square-foot hotel is oriented towards longer-stay travelers and offers spacious suites with full kitchens, home offices, various amenities, and a below-ground parking garage with close to 80 spaces.

This low-rise building, a wood-framed structure, is supported by a Post-Tensioned Concrete podium slab with a parking garage utilizing the space below, and a portion of the podium slab. The podium level is completely elevated above ground and is supported by columns and shear walls.

In the design, Kline Engineering worked to optimize the concrete framing and shear walls to eliminate future cracking in the podium slab due to shrinkage restraints.
